PiggyRent October 2026 Philadelphia rent report: method and limits https://piggyrent.com/rent/reports/philadelphia-2026-10 What this is - Asking rents on apartments listed for rent, not what anyone signed or pays. Move-in specials are not taken off. - Listings on Apartments.com (base rent) and Zillow (listed rent), collected Oct 3, 2026; built Oct 8, 2026. - Each apartment counts once: a unit listed on both sites is one row (the building plus its unit number; the latest sighting wins). - Market-rate apartments only. Left out: whole houses, furnished units, income-restricted units whose listing says so, single rooms let on their own (a "3 bedroom" under 360 sq ft, rooms A, B and C of one house), listings without a bedroom count, and base rents outside the rent map's band. Figures - Median asking rent by bedroom count for each principal city of the Philadelphia metro that has a page: Philadelphia. Every figure comes from 2 or more buildings and 10 or more listings; no building is named. - A city is every listing with that city's address. The report gives no metro-wide figure and no neighborhood figures. - The figures are the ones on each city's rent page (https://piggyrent.com/rent) on Oct 8, 2026. The page is not rebuilt; a later refresh is a new report. Limits - Listings lean toward large professionally managed buildings, which list many units at once; small landlords and word-of-mouth rentals are under-represented. - This is the first report for Philadelphia; a comparison starts with the report built from the next refresh (the rent data is updated every two weeks). - An income-restricted unit whose listing does not say so cannot be told apart and stays in. - Most listings are in large, professionally managed buildings in Center City and nearby; the median reflects that segment. Correction - Corrected Oct 13, 2026: Single rooms listed as 3- and 4-bedroom units (under 360 sq ft) were taken out, a city whose listings sit mostly in one ZIP code or one building is no longer shown, and the dates now say when the listings were collected rather than a 45-day window. Files - philadelphia-cities.csv: median asking rent and listing count by bedroom count. An empty cell has too few listings to show. - The PNG chart carries its own n and dates.
