Subject: Renewal for my studio
Hi, I'd like to renew and have been a reliable tenant. I noticed the building is listing my floor plan at $1,900 with four weeks free, and comparable studios nearby rent for about $1,780. Could we renew at $1,850?

3 things to act on
Deadline
Give notice by Mar 1, 2027
60 days' notice, in writing, before your lease ends Apr 30, 2027. Settle the renewal rent before then. If you say nothing, it rolls over to month-to-month: $250 a month over your rent.
Fee
3 fees on top of rent, $1,620 a year
Amenity fee $55/mo, pet rent $50/mo, trash and tech $30/mo.
Worth asking to drop one, or fold it into the rent, when you renew.
Term
Renewal increase has no cap
The lease lets the landlord set any renewal rent with 60 days' notice, so the number in the letter is only an opening offer.
Worth asking about before you renew.
A renewal letter arrives with a number on it. For most renters, reading that letter is the whole negotiation.
- 1
Your biggest bill, on faith.
Half of renters spend 30% or more of their income on housing, and rent is the only bill nobody comparison-shops after signing. Every other big purchase gets checked. This one gets paid.
- 2
The numbers exist. You just can't see them.
What the unit next door pays and what the building down the street asks are out there. They just never end up in front of you. The renewal arrives with the number already filled in.
- 3
The fees are in there too.
Three out of four renters with a management company report paying junk fees: amenity, technology, convenience, pet. They are in your lease. We pull them out and put them in front of you.
- 4
Check it.
See what buildings near you are asking for a home like yours, then walk back in with a number of your own and the words to ask for it.
How it works.
- 1
Check your rent, no lease needed
Your address, bedrooms, rent, size and the month your lease ends. You see your rent against what the same kind of unit is asking nearby, and when your renewal letter is due.
- 2
Get a free lease review
Upload your lease from the link under the form, or send it to hello@piggyrent.com. We flag the fees, deadlines and terms worth pushing back on, and prepare your renewal request. The file is deleted within 24 hours, and we never sell your lease.
- 3
Get the words, in time
Reminders on the dates you pick, with your leverage and an email to the landlord ready to send. It reads like a normal renewal note, the kind landlords get every season, not a complaint.
Before you start.
- Do I need my lease?
- Not for the first answer. Type your address, bedrooms, rent, size and the month your lease ends, and you see your rent against what's being asked for the same kind of unit nearby, from listings we hold. The lease gets you a free lease review: the fees, deadlines and terms worth pushing back on, then comps matched to your building and floor plan (and eligible rounded building rent summaries) and the renewal email. Have it handy? Use "Get a free lease review" under the form. Don't have it? Leave your email on your answer's page and we'll send you the report and remind you before your renewal.
- Where do the quick check's numbers come from?
- Asking rents on current listings in other buildings near you, at most two from any one building, each one dated and linked; otherwise your neighborhood's average. Your own building's listings are shown on their own, never counted in the range. Asking rents, not what anyone signed. The numbers you type are yours: they are compared, never added to anyone else's report.
- Why not just ask ChatGPT?
- You can, and it will give you a range for your city. We check your rent against live listings near your address, each one named, dated and linked, and at most two from any one building, so one big tower is not the market. If your own building lists the same kind of home for less than you pay, we show you that listing. In Washington we tell you your city's notice rule; anywhere, your lease gives us your exact deadline. Then we write the email to your landlord with the number to ask for, and remind you before your renewal. Free.
- Is my lease private?
- Yes. We read it, then delete the file within 24 hours; we keep the terms and the text we read so your report and reminders keep working. Your name, unit number, and the document are never shown to anyone. Sharing is optional. Eligible building groups show weekly rounded medians, never individual lease rents. This does not guarantee anonymity. The invite link you send them is separate from your report link and shows them nothing of yours.
- Is it free?
- Yes. Free for renters, the quick check and the full report both.
- I rent a house, not an apartment.
- It works. Your comps come from nearby rentals instead of your building.
- Nobody in my building has shared yet.
- You still get live market comps and the full playbook. Send neighbors the invite link from your report and the building fills in.
- Can I just email it?
- Yes. Send your lease to hello@piggyrent.com. We create your account under that address and reply with your report.
